Industry Insight with NTREIS CEO Chris Carrillo

Our recent First Friday Coffee at ARBOR REALTORS® brought a full house of engaged real estate professionals eager to hear from guest speaker Chris Carrillo, CEO of NTREIS. His talk offered timely insight into where the industry is headed, what challenges we’re facing, and what REALTORS® can do to stay ahead.

Highlights from the Conversation:

The U.S. Real Estate Model Sets the Standard

Carrillo pointed out that the American real estate system is often the envy of other countries. Unlike markets where sellers pay thousands just for online exposure and have to hire multiple professionals, U.S. consumers benefit from a streamlined, full-service model led by REALTORS®. Our system is built on transparency and consumer access.

Cooperation Through MLS Supports Fair Housing

Despite being competitors, REALTORS® come together through the MLS to share listings, create visibility, and serve the public interest. That cooperation doesn’t just help transactions run smoothly. It also helps ensure that all buyers have equal access to property information, which directly supports fair housing.

New Policy Changes Are Coming

One key update Carrillo discussed was the upcoming DMEL policy. This change redefines how “Coming Soon” listings are treated. These properties will still be considered active for showing, even if they aren’t yet publicly marketed. It’s a move designed to address ongoing legal concerns while still giving sellers and buyers options.

Mitigating Risk for the Future

Carrillo spoke frankly about the recent antitrust lawsuits involving NAR and how future legal threats are still very real. Organizations like NTREIS are focused on making smart, proactive changes now to protect local associations, brokers, and agents from future liability.
